Credit Score for Luxury Apartments?

At 18, I’m starting to plan ahead Jersey City has always felt like home, and I’d love to eventually live downtown. Right now, I’m working on building credit, but I’m wondering what kind of score I’ll need if I want to rent a luxury apartment.

Has anyone here applied to high-end buildings in downtown Jersey City? Do you remember what credit score they were asking for (or at least what yours was when you got approved)? I’ve seen brokers mention scores in the high 600s to low 700s, but it seems a bit random.

It’d be great to know where I should aim. If you ended up getting approved, what was your score at the time? And were there any other factors (like proof of income or cosigners) that made a difference?
 
I applied to 70 Greene last year. My score was around 710, and they approved me without a cosigner. But they did ask for proof of income 3x the rent. Jersey City luxury spots are bougie but strict.
 
Honestly, even with a 740......i still had to show solid employment and pay stubs for 2 months. These buildings want the full package: high credit, stable income and minimal debt.
 
I sublet in a luxury high-rise downtown for 8 months. The tenant said she got approved with a 680, but she paid a larger deposit. So yeah lower scores might work, but you’ll likely need extra cash upfront.
 
High 600s is the minimum I’d aim for. 720+ gives you leverage though. Try to keep your credit utilization under 10%, and pay on time. A secured credit card helped me early on......just sayin.
 
Lived at VYV Tower with a 705. They didn’t care as much about my credit as they did about my income. I sent in a letter of employment and 3 pay stubs. Also, they did a background check
 
Not in JC but Hoboken. Got in with a 690, but had a cosigner. If you're 18, don’t stress too much yet just keep building smart habits. Pay on time, keep balances low, check your reports monthly.
 
Some buildings don’t pull your credit directly but go through 3rd-party tenant screening. Mine used RealPage and flagged me for a $20 library fine from 2015
 
Not the library fine! That happened to me too. I had a $47 parking ticket from college that popped up. Definitely comb through your records even the silly stuff. Some buildings are petty.
 
Applied to 90 Columbus in 2022 with a 665 and was rejected....no cosigner. If your score’s under 700, bring receipts literally. Income, references, bank statements, anything.
 
If it’s your dream, aim high. 750+ is ideal. Makes you look like a golden tenant. I got my first apartment in Newport with a 760 and no job letter just contract work and bank savings.
 
I had a 730 but still got denied because my roommate had a 540. Some buildings average your scores. We ended up getting a cheaper place uptown with a more lenient landlord.
 
I toured 8 buildings and the range was nuts. Some wanted 670+ and others wanted 700+. The inconsistency is real. Ask the leasing office up front. Save yourself the app fee.
 
Good for you planning early......ididn’t even know what a credit score was at 18. Get a secured card, pay Spotify through it, pay it off every month, and boom score starts climbing.
 
If you’ve got a parent or guardian with good credit, get added as an authorized user. My dad added me to his Amex and my score jumped 60 points in 4 months.
 
Be careful with cosigners though. If they mess up or if u miss payments, you both go down. Better to build on your own if you can. Slow and steady wins this race.
 
Was a freelancer when i moved into Journal Squared. Had to show bank deposits for 6 months and a few 1099s. Score was 725. They were nice but thorough.
 
Credit score is overrated. It’s your income and stability they want. You can have a 750 and still get denied if you have no job or volatile income.
 
I got approved at 685, but it was post-COVID and landlords were desperate......depends on the market. When vacancy is high they’ll overlook a lot.
 
Grad student with a 710, moved into Lenox with a roommate who had no credit at all. I carried the lease, showed my stipend letter and that worked.
